Half-Light is offering for sale its production studio facility at the Marina Commercial Park, Cork City. Included in the sale are a purpose-built, sound-proofed, and acoustically treated Control Room, Live Room and Voiceover Booth, as well a selection of the main hardware equipment currently in use. The premises also contain an edit room and canteen area. A brief description of the studio is provided below, however it needs to be seen to be fully appreciated.
ABOUT THE STUDIO:
Located at the south docklands area of the city, the studio offers a central location, free parking, and 24/7 on-site security. The studio unit is situated on the first floor in the centre of the Dunlop Building, a fortress of a building, with poured concrete ceilings and floors above and below the studio facility. It includes access to shared bathroom and break room facilities which are maintained by the commercial park.
The studio facility was constructed to a very high standard in 2011 by iAcoustics, and equipment and cabling were installed by Big Bear Sound, both specialist companies. Professional electrical and networking installation was carried out by O’Callaghan Electrical. The premises contain fire alarms and also have wheelchair access. The Control Room and Live Room are both serviced by separately controllable air intake and outtake systems.
The studio features a room-within-a-room design, with floated floors and extensive sound proofing. Networking, audio, and video cabling has been integrated into the walls during the construction of the studio and the result is an incredibly neat and modern design. The main Control Room is wired for up to 5.1 surround mixing, and the Live Room is wired for stereo playback loudspeakers with Talkback and Listenback controllable at the mixing desk.
The condition of the studio and equipment is as new, built and purchased new in 2011 by the seller. It has never been moved out of this studio and has been in a smoke free environment. It is currently still in operation as Half-Light’s main premises and as such presents a turnkey solution.
The equipment included in the sale is a Pro Tools HD Native system; just add your own Pro Tools license and speakers and it is ready to go. Everything is in mint condition and full working order and can be seen in operation. The Mac Pro (mid-2010) is currently operating High Sierra running the most up to date version of Pro Tools Ultimate (Pro Tools license not included in the sale). It is an incredibly stable system capable of collaborating with just about any other studio in the world. The C|24 desk is industry standard and features 16 inputs and outputs connected to stage boxes in the Live Room and Voiceover Booth, 24 motorised faders, and a host of other features.

- Please note that the studio is situated in a commercial rental unit, and as such is subject to rent and rates. The overall commercial unit is 400 sq ft (40'x20'), single level. The sale of the studio includes the studio facility within a commercial property, and the buyer takes ownership of the facility. The unit is currently on a monthly rolling lease.
Rent: €8,580 plus VAT p.a.
Rates: €2,400 p.a.
Preference is to sell the studio and equipment together as a single item. If they do not sell together the price for the equipment alone is also listed.
